The Thames Freeport Sustainable Construction Lab has reached its first major milestone: a home on the Beacontree Estate — the UK's largest social housing estate — has been upgraded from EPC D to a predicted EPC A in just four weeks.

The retrofit, delivered by Energiesprong UK through the Transform-ER programme, included prefabricated external wall insulation, solar generation, battery storage, and a heat-pump-ready design. The resident's energy bills are expected to drop by up to 50%.

Rainmaking designed and leads the Sustainable Construction Lab — bringing together Ramboll, Energiesprong UK, E.ON, Tallarna, and BE-ST into a single coordinated programme. Rather than leaving retrofit to fragmented, one-off projects, we built an ecosystem model that connects global innovators with local supply chains, councils, and investors — turning what is typically a slow, siloed process into neighbourhood-scale delivery.

The Lab launched in November 2025 with an ambitious mandate: retrofit the first neighbourhoods by April 2026, unlock up to £200 million in private investment, establish a regional marketplace for sustainable construction materials, create a new green construction qualification, and lay the foundations for a permanent Sustainable Construction and Home Innovation Centre within Thames Freeport.

This first completed home is proof the model works. Plans are already underway to extend to 50 additional homes by March 2026. As Thames Freeport Chair Rt Hon. Ruth Kelly put it: "The old model is not delivering at the pace the country needs, but modern methods of construction can."
